Maintenance & Energy
Our purpose is to provide adequate building security for persons and property through the control and issuance of access cards, to assure appropriate access to work areas for staff, faculty and students in buildings on the Montclair State University Campus, and to allow greater and specific access by Public Safety and selected maintenance personnel to all campus areas for reasons of health, safety and security.
Carpentry Services hold responsibility for repair and maintenance of building systems throughout the campus both interior and exterior. Work tasks include door hardware, door closures, windows, glass, screens, installation and assembly of desks and file cabinets, hanging shelves, hanging pictures, bookshelves, and other similar work. The preventive maintenance and repairs of the building’s roof systems also falls under the purview of Carpentry Services.
The Montclair State University cogeneration plant produces thermal energy (steam) and electricity. Steam expended in the generation of electricity is cycled to our campus buildings for heating in the winter and cooling in the summer. The cogeneration facility has a yearly availability of over 95% and a production of over 32 million kilowatt hours. Excess energy is sold back to the local distribution utility company under their existing buy back tariff. Total steam production from the co generator is over 160 million pounds per year. The Montclair State University Cogeneration Plant consists of a Caterpillar Centaur Solar dual fuel (gas/No.2 fuel) 4.3 megawatt turbine/generator. The cogeneration plant is operated 24 hours per day, 7 days per week.
Montclair State University and UMM Energy Partners, LLC have formed a major public-private partnership to develop a new combined heating, cooling, and power (CHCP) system for the campus.
Electrical Services is responsible for the maintenance and repair of the electrical distribution network, electrical equipment, transformers, power distribution, lighting, and lamp replacements. Also included is troubleshooting of electrical and life safety systems, inspecting and repairing room lighting (bulbs, ballast, wiring) and receptacles. Installation of new wiring and/or outlets is the responsibility of this department. The preventive maintenance and repairs of the building’s elevator systems also falls under the purview of Electrical Services.
Heating Ventilation and Air Conditioning (HVAC)
The HVAC department is responsible for preventative maintenance, monitoring and or adjusting room temperatures, troubleshooting and repair of the building HVAC systems. HVAC Services maintains and repairs air conditioning systems and heating systems for all spaces. The air handling units, dehumidifiers, humidifiers, heat pumps, chilled water piping and coils, and cooling towers are all under the purview of HVAC Services.
Locksmith Services provide lock repair, lock changes, repairs, maintenance and upgrades, master key and code key cutting, and emergency lockout services. Locksmith Services systems include all security hardware and systems including access control systems repair and/or upgrades, electronic keypads and keyless entries, panic bar installation, master systems and security locks operations.
Painting and Masonry Services
Painting and Masonry Services is responsible for preparing, priming and painting buildings interiors and exteriors, removing graffiti, and refinishing furniture, maintaining floor and ceiling tiles including the ceramic tiles, repairing and maintenance of plaster, brick, and stone walls. Painting and Masonry Services is also responsible for exterior and interior masonry maintenance and repair.
Plumbing Services is responsible for the maintenance and repair of the mechanical distribution network and mechanical equipment associated with the steam, gas, water, sewer, and plumbing systems. Other tasks include the repair and maintenance of drinking fountains, showers, drain lines, faucets, toilets, hot and cold water lines, water valves, submersible pumps, sewer injectors, water softener units, hot water heaters, condensate return pumps, steam traps, heating, cooling and domestic hot water circulating pumps.
